MOLD & MOISTURE ASSESSMENTS

Find the Moisture. Understand the Conditions.

TESTS Environmental provides independent mold and moisture assessments for residential, commercial, healthcare and institutional properties throughout California and Nevada.

We combine visual observations, moisture evaluation and project-appropriate sampling to help clients understand affected areas, likely contributing conditions and practical next steps.

ASSESSMENT SERVICES

Clear Information for Moisture and Mold Concerns

Each scope is tailored to the property, reported concern, visible conditions and decisions the client needs to make.

01

Visual Assessments

Systematic observations of accessible areas for visible growth, staining, water damage, material deterioration and other indicators of moisture impact.

02

Moisture Investigations

Evaluation of suspect materials and areas using appropriate moisture-measurement tools, thermal imaging and field observations.

03

Moisture Mapping

Room-by-room documentation of observed or measured moisture conditions to help define affected areas and guide response planning.

04

Air Sampling

Indoor and comparison air sampling when it is appropriate to the assessment objective, with analysis by a qualified laboratory.

05

Surface Sampling

Tape-lift, swab or other surface samples collected from selected materials to help characterize observed conditions.

06

Source Evaluation

Assessment of visible and accessible conditions that may be contributing to recurring moisture, staining, odor or microbial growth.

07

Remediation Guidance

Project-specific recommendations describing affected materials, response priorities and considerations for an appropriate remediation scope.

08

Post-Remediation Verification

Independent visual assessment and project-appropriate sampling after remediation to document conditions at the time of evaluation.

MORE THAN A SAMPLE

A Useful Assessment Starts With the Building

Sampling can provide valuable information, but results are most useful when interpreted alongside the building history, moisture measurements and observed conditions.

  • Areas showing visible growth, staining or deterioration
  • Materials with elevated or abnormal moisture readings
  • Potential water-entry or moisture-generation pathways
  • Extent and distribution of observed affected materials
  • Information needed for response or remediation planning

Mold sampling is not automatically necessary for every project. TESTS recommends sampling when it can help answer a defined project question.

OUR PROCESS

A Direct, Documented Approach

1

Understand the Concern

We discuss the property, history, reported conditions, affected areas and project objective.

2

Assess the Site

We evaluate accessible areas using visual observations, moisture measurements and agreed sampling.

3

Interpret the Findings

Field observations and laboratory results are reviewed together in the context of the building.

4

Provide Direction

You receive clear documentation and practical recommendations for the next step.

Certified Mold Inspector

CMI

Professional certification focused on mold inspection practices, moisture-related conditions and project-appropriate assessment methods.

These are professional industry certifications. Mold assessment requirements vary by jurisdiction and project type.

INDEPENDENT CONSULTING

Objective Assessment Without a Remediation Sales Agenda

TESTS Environmental evaluates and documents mold and moisture conditions but does not perform mold remediation. Separating the consultant from the remediation contractor helps keep our assessment focused on observed conditions, analytical data and the needs of your project.

Properties We Support

  • Commercial and industrial buildings
  • Multifamily and residential properties
  • Healthcare and institutional facilities
  • Schools and educational facilities
  • Property-management portfolios

ADDRESS THE SOURCE

Moisture Control Is Fundamental

Cleaning or removing visibly affected materials without correcting the underlying moisture condition can allow damage or growth to recur. An effective response considers both the affected materials and the source of moisture.

COMMON QUESTIONS

Mold & Moisture FAQs

Every building and moisture event is different. Contact us to identify an appropriate starting point.

Is mold sampling always necessary?

No. Visible conditions and moisture information may be sufficient for some projects. Sampling is most useful when it addresses a defined question or supports verification requirements.

What does a mold and moisture assessment include?

The scope may include a project-history review, visual assessment, moisture measurements, thermal imaging, photographs and selected air or surface sampling. The agreed scope is based on the property and objective.

Can you identify where the moisture is coming from?

We evaluate visible and accessible evidence that may indicate a likely source or pathway. Some conditions may require additional investigation by a qualified roofing, plumbing, building-envelope or other specialist.

What is post-remediation verification?

It is an independent assessment performed after remediation to document visible conditions and, when appropriate, collect verification samples under an agreed protocol.

Do you remove or treat mold?

No. TESTS Environmental is an independent consulting company and does not perform mold remediation or sell treatment products.
